Chisel Run:  Chisel Run is a townhome community located off of Olde Town Road near Richmond Road. Across from Prime Outlets.

Colonial Heritage  

Colonial Heritage is a new, 55+ community being developed by Lennar Homes. The golf course was designed by Arthur Hills, and it is now open. The course is very interesting... extremely varied terrain... great challenge... and very scenic. This community has developed rapidly and probably about 25% of the homes are now complete. Initially, the developer had been raising the prices every 4-5 weeks, but sales have slowed down a bit now, and the price increases have slowed down as well. In fact, there are now some very good deals in Colonial Heritage.


 Both attached and detached home models are available. All residents are members of the Country Club, and the membership fees are included in the monthly HOA fee (currently about $200, I believe). This gives all residents access to all of the club amenities and to golf on a fee/play basis. If you play often, you can pay extra for a golf membership that will include all green fees.
The developer is still building to order but does have some inventory homes available.  Please let me know if you would like a list of these.  Since the community is so new, there is not much activity yet on the re-sale market.  There are few re-sale homes, but, the best deals now can be negotiated with the developer.  Allow me to help you with this!

  • Stonehouse 

    Stonehouse is one of the newer recreational communities in the Williamsburg area.  The community is located about 20 minutes west of Williamsburg off exit 227 of I-64. The terrain here is very hilly... almost mountainous in some areas. The golf course is definitely not easy to walk! The homes vary widely in size and price. Prices in Stonehouse rage from $325K to over a million.

    Golfers... you will find that Stonehouse has one of the best golf values in the area! A membership includes playing privileges at 4 wonderful nearby golf courses. ( Royal New Kent, Kiskiack, The Crossings & Stonehouse )  Check out the Tradition Golf website for more information.

  •  updates March 2007   To search all homes currently for sale in Stonehouse click here:Search Homes for sale in Stonehouse The new owner/developer (GS Carolina ) of the large parcels surrounding Stonehouse made a presentation describing the proposed construction and zoning changes. Basically, they have taken 80 parcels that they refer to as "Land Bays" and divided them into 12 tracts and 4 neighborhoods. Neighborhood 1 will have traditional style single family custom homes similar to those found in the original neighborhood. Neighborhood 2 will have higher density homes (townhomes and something called "narrow single family" which I think must be similar to "zero lot line"). Neighborhood 3 will have lower density "estate" homes. Neighborhood 4 extends to the river. There are some cliff areas that will be river view condos. There will also be single family homes, open space and recreational space and a marina.

    They are planning a community similar to their large community in Cary, North Carolina called Amberly  The Stonehouse project has a 15-20 year estimated completion timeframe.

    The zoning changes will NOT increase the total number of residential units. Some of the property previously zoned as commercial will become residential. A large parcel (170 acres) is being proposed as an education site for a new elementary school and middle school. Total residential units will be approximately 4400, and that will become the largest community in our area.

    This developer is NOT a builder. They will put the infrastructure together and then sell off the lots in phases to builders. The two Stonehouse Glen sections (where Ryan homes is located) is not associated with this developer.

    Stonehouse was planned in 1999 as a community of about 4,400 homes to go along with more than 3.3 million square feet of commercial and office uses. Since then, 700 or so homes have been built at the site, off Route 30 near the New Kent County line.

    Stonehouse Green Land will aim to build the rest.

    Stonehouse Green Land's new plans won't add any residences, but the space for commercial, office and industrial uses will be reduced, according to a letter sent to residents earlier this month from the developers' engineering firm, Chas. H. Sells Inc.

    But the new plans will propose changes to the location of homes, the types of recreational facilities and the mix of commercial uses permitted, according to the letter, signed by Beth Lewis, Chas. H. Sells' director of zoning and entitlement.

    Developers submitted for administrative review to county planners a conceptual proposal for a pocket of single-family units on March 9.

    The conceptual plans are general ones without using numbers to minimize both the county's and the developers' workload whenever the formal site plan comes in.

    Planning commissioners do not formally see conceptual plans. There is no timeline for the county staff review.

    When Stonehouse Green Land officials were buying the land, they met with Stonehouse Supervisor Andy Bradshaw, telling him they wanted to consolidate all the smaller pieces of the development, he said. Over the years, developers had divided the community, which made it hard for the county to effectively plan it, Bradshaw said.

    "I'm pretty excited to see what they might do," Bradshaw said, referring to an information meeting the engineering firm has scheduled for residents next week.

    Bradshaw said he hoped plans would exploit the economic potential of the intersection of Interstate 64 with Route 30 and would also bring together the larger Stonehouse district.

    Part of that optimism comes from long-held Stonehouse development plans to build at least one school at the site, as well as public fields for soccer and baseball. Since Stonehouse was first contemplated about two decades ago, the hope was to place a school there, Bradshaw said.

    Lewis' letter said the new plan might include both elementary and middle schools.

    Bradshaw said a recent population burst, especially in the county's northern area, increases the need for a new school.

Both of these neighborhoods  share the same golf facility, Williamsburg National.  Greensprings Plantation has been complete for several years, and Greensprings West is still under construction.  The developer opened the second golf course at Williamsburg National in 2007.

The golf club is open to the public but memberships are available, and Greensprings residents do get a discounted membership rate. In my view, the strength of the course is the condition of the greens. They are true and they always roll nicely. The general maintenance of the rest of the course is at a slightly lower level than Ford’s Colony and Governor’s Land. The golf clubhouse is not a “full-service” clubhouse. Lunch is served lunch daily, the bar is open daily, but dinner is not usually served. The dining area is very small.  You will find membership info here for- Williamsburg National Golf Club
Most of the homes on the market in Greensprings West are new. 

The homes in Greensprings Plantation are a bit older, but most are in excellent shape.  In general, the lots are a bit nicer in the Greensprings Plantation section. 

Until recently, the Greensprings developer sold lots only to the builders and not directly to the public. If you saw a lot you want, then you had to work with the builder who owned that lot. Most of the builders build custom homes, but they do not typically wait for a custom deal to begin construction.   Now, the developer is selling lots directly to the public, and there are even some lots listed for sale on the re-sale market.

This community is located about halfway between Richmond and Williamsburg (maybe slightly closer to Richmond).  Currently, you will find a wide selection of home prices and styles and lots of inventory to choose from.  Prices start in the Mid $300's and range to $900k In many cases, you will find higher quality homes at lower prices than anywhere else around Richmond.  If you are looking for a new home in the Richmond area, a visit to Brickshire is definitely worth your time.

As the lot prices escalated in Williamsburg and Richmond, many of the builders purchased lots in Brickshire. As a result, the community offers a large selection of builder spec homes and some very good home values. Ryan Homes has two new neighborhoods of homes currently underway near the entrance to the Brickshire community. One neighborhood has townhomes, starting in the low $200k and the other has golf villas. The price points here are excellent. 

Brickshire is definitely the best value of Williamsburg's golf communities.
